Jazz has a professional relationship with many architects, civil enginers, structural engineers, landscape architects and planning consultants.  To provide optimum results we recommend the design firm most suitable for the intended architecture, either in house or a third party design firm. If the architecture firm has already been chosen, we work as a team member alongside the architect. 

We provide contract review and design coordination ensuring that the owner's design criteria and budget are adhered to during the design phase of the project.  Coordination between the design professionals ensures that the final design represents the owner's desires and that each consultant's design work is compatible with the plans prepared by the project's other consutlants.

Every project in California is subject to approval by the local jurisdiction for compliance with local laws, ordinances and policies including environmental review, prior to the issuance of building permits. This may be as simple as an administrative review and approval by a City planner, or may require a process of much greater complexity subject to the discretion of elected officials. Jazz has extensive experience in working cooperatively with neighborhood groups,  local officials,  and city staff on the following types of approvals:

Construction Management is a subset of Project Management and deals strictly with construction coordination, whereas Project Management can include services such as design coordination along with planning and project approvals.

Construction Management is crucial to the success of any construction project. Jazz as the Construction Manager acts as the owner's representative in all interaction with the building department and public works, the local utility agencies and the contractors. Construction Management provides detailed project oversight ensuring cost control and adherence to the project schedule. We provide the following Construction Management services:

Project Bidding
Value Engineering (finding creative solutions to budgetary constraints)
Contract Negotiation with General Contractor or directly with subcontractors if owner desires not to retain a general contractor
Contract Administration including change order review and negotiations
Project Control-ensures adherence to schedules and budgets
Project Accounting- including construction lender submittals
Builder Control- management of lien releases to ensure a lien free project

Scheduling- provide Critical Path Management (CPM) schedules

On Site Supervision of of General & subcontractors
Post Construction

Creation and implementation of a "punchlists" to ensure any construction imperfections are resolved quickly and orderly
